BNKC was retained by Bombardier to develop a masterplan and urban design vision for this unique large site in the City of Toronto. The purpose of the vision study was to develop a concept for a full community on these lands to illustrate its growth potential for technology and innovation uses, residential, mixed use and institutional and recreational uses in the coming decades. The Vision Study acted as a key catalyst for the evaluation and recent sale of these lands. The study encompassed not only the 370 acres of the site lands but the surrounding lands owned by the City and some federal lands for a total of over 800 acres. The site is unique in the GTA with its incomparable transit links – 3 subway stops and a GO train link – and its adjacency to a major Regional park and regional shopping hub.
The Vision developed by BNKC creates a full service community based on sustainability and transit-oriented design, that is sensitively scaled to existing stable neighbourhoods and uses. It incorporates emerging trends in residential building typologies, innovation and technology building types, street-related mixed-use and incorporates cutting-edge last mile transit networks. The Concept was structured along a major public boulevard that acts as a spine and lineal park for this part of the city linking significant new areas of public realm in the form of major parks and neighbourhood commons.
