Located at the southeast corner of Gerrard Street East and Greenwood Avenue, this mixed-use development designed by BNKC contributes to the ongoing transformation of Toronto’s east end. The project brings new housing and retail to a vibrant urban corridor, enhancing the pedestrian experience across from Greenwood Park and within the cultural context of Little India.
BNKC is providing full architectural services from schematic design through construction administration, including coordination of municipal approvals. The design addresses a long and narrow site with complex zoning conditions through a massing strategy that creates a rhythmic façade, integrated terraces, and active street frontages. Sustainable design strategies—such as geothermal energy systems and a high-performance building envelope—support environmental goals, while the architecture promotes connection, livability, and a sense of place within an evolving community.
