Located at the northeast corner of Kingston Road and Fallingbrook Road, this 10-storey mixed-use development by BNKC adds much-needed housing density to Toronto’s Upper Beaches and Birch Cliff neighbourhoods. In alignment with the City’s Official Plan, the project provides 200 condominium and rental replacement units, expanding family-oriented housing options with convenient access to the lakefront, transit, and nearby parks.
The building’s design features retail uses at grade and a diverse mix of functional, efficient residential units, including larger “sky units” on the upper levels. Responding to the site’s narrow footprint and dramatic grade changes, BNKC developed a dual grid system that articulates the massing and frames a dynamic façade expression. Sustainable strategies—including geothermal energy and green roofs—enhance environmental performance, while shared indoor and outdoor amenities promote community and connection among residents.
