BNKC was retained to formulate a new Master Plan for a large leisure and recreational complex in Qatar. The organization of the land use plan and the building forms for the Al Khor Master Plan has been prepared in response to the site’s natural features and the planned activities. The Land, Sea, Sky, Play theme is expressed through a program of recreation, leisure entertainment and sporting activities. The plan includes a large enclosed facility for equestrian events and polo grounds, an equestrian school, a new racecourse for horse racing, an aquatic centre and themed play area, a golf course and event centre, a marina with mixed-use commercial and resort hotel facilities, and a large residential component.
The theme is articulated by a wave form that is repeated in the site’s landscape and built-form elements. The wave is expressed in the landscape through the configuration of the meandering mangrove boardwalk, the layout of the steeplechase and mini-hunt course, and the golf course design.
The plan emphasizes a wide array of open space provision through the distribution of substantial green space with multiple pathways for pedestrian and bicycle circulation, while vehicular circulation. Vehicular activity was minimized through the allocation of alternative forms of transit, including a monorail and cable car.
